In a bid to streamline complaint resolution processes, the Uttar Pradesh Real Estate Regulatory Authority (UP-RERA) has implemented a new regulation regarding the time limit for uploading documents by involved parties. Effective immediately, parties must upload documents, objections, or counter-objections at least 48 hours prior to the scheduled hearing in RERA benches.

According to Sanjay Bhoosreddy, chairman of UP-RERA, the authority conducts hearings through e-courts, with parties participating virtually. They are required to submit written statements and supporting documents online using the facility provided on their dashboards. Bhoosreddy emphasized that the late filing of documents, objections, or counter-objections by some parties, sometimes as late as the start of the hearing, has been a persistent issue.
As a result, the other party often does not get sufficient time to submit its reply and prepare its case in advance. This also leaves the RERA benches with insufficient time to study the case thoroughly, leading to the adjournment of the case for the other party’s reply. Bhoosreddy expressed that such situations defeat the purpose of RERA to expeditiously decide cases and impart justice to the aggrieved persons.
To address these challenges, UP-RERA has decided to lock the facility for uploading documents two days prior to the hearing. This move aims to provide RERA benches with sufficient time to review case files thoroughly, thereby expediting the complaint resolution process. The regulation change is expected to benefit both parties involved in RERA cases, ensuring a fair and efficient resolution mechanism.
