New Housing Payment Policy to Ensure Timely Payments in Lucknow

In a recent development, property owners in Lucknow are facing stricter penalties under the new housing payment policy. The Uttar Pradesh government’s estate department has introduced this policy mandating that those who settle their dues after a four-month grace period will incur higher charges. Issued on Thursday, the directive outlines an annual interest rate of 9.15% on outstanding payments, aimed at encouraging timely transactions among property occupants.
Pawan Kumar Gangwar, the estate officer for Uttar Pradesh, explained, “We will adjust the annual interest rate according to the SBI External Benchmark Linked Rate (EBLR) and will issue recovery notices accordingly. However, residents who pay their dues on time will not incur any additional interest.” This measure is part of the government’s broader effort to enhance compliance with the housing payment policy and streamline the payment process, which has been facilitated by an online payment system introduced a year ago.
The estate department is responsible for managing approximately 7,000 residential units across 52 government colonies in Lucknow, including prestigious areas such as Kalidas Marg, Raj Bhavan Colony, Gautampalli, Gulistan Colony, and Butler Palace. Despite the implementation of online payments, challenges persist, particularly concerning property maintenance.
Residents of Dalibagh Colony have voiced their concerns about the deteriorating living conditions, citing irregular water supply and significant water seepage in their homes. One occupant remarked, “Over the past decade, our colony has faced worsening conditions due to a lack of regular maintenance. Those living on upper floors are especially affected by the inconsistent water supply.”
In response to these concerns, a department official acknowledged the ongoing maintenance issues, noting, “Some colonies, which are rented at nominal rates, are in dire need of upkeep. However, it is essential for all occupants to make timely payments in accordance with the housing payment policy. We are currently compiling a list of defaulters who have yet to pay their dues, and fresh recovery notices will be issued shortly.”
The new housing payment policy highlights the government’s commitment to ensuring that property owners fulfill their payment obligations while also addressing the pressing maintenance issues affecting many residents in Lucknow.
