GDA Revives Indirapuram Extension Project for Development

The Ghaziabad Development Authority (GDA) has unveiled plans to revive the long-pending Indirapuram Extension project, initially launched two decades ago but shelved due to land acquisition disputes with local farmers. After years of delay, the project is back on track, thanks to a favorable Supreme Court ruling in May 2022.
The GDA has allocated Rs 5 crore for infrastructure development in the first phase, which spans an area of 30,000 sqm. The development plan includes the construction of roads, a sewer network, parks, vertical gardens, and a substation. A boundary wall, 10 feet high, will also demarcate the land.
The project will comprise 47 residential plots and three commercial plots, which will be auctioned once development is complete, potentially within the next year. Residential plots are priced at Rs 95,000 per sqm, while commercial plots are set at Rs 1.15 lakh per sqm, reflecting current market rates. GDA expects to generate over Rs 285 crore in revenue from the Indirapuram Extension project auction.
The project, which faced significant delays due to a legal battle initiated by 225 farmers over compensation rates, is now moving forward under the guidelines of the Supreme Court’s decision. The court ruled that compensation issues predating the 2014 Land Acquisition Act should be resolved using rates applicable at the time of acquisition, thereby enabling the GDA to restart the long-stalled Indirapuram Extension project.
This long-awaited development promises to bring new housing and commercial opportunities to the region, boosting the local real estate market and infrastructure in Ghaziabad.
