RERA Gurugram Inspects 8 Projects for Extension: Construction Progress Concerns

The Real Estate Regulatory Authority (RERA) of Gurugram conducted inspections on Friday of eight under-construction realty projects slated for an extension for completion and handover to allottees. Projects such as Signature Global Prime, Micasa, Waterfall Residences, Signature Global Proxima 1, SS High Point, Signature Global City, Godrej Meridien Phase II, and Eminence Kimberly Suites along the southern and northern peripheral roads of Gurugram were included in the inspection, as per a statement from RERA.
“The Authority’s purpose was to assess the ground reality. Under Sections 6 and 7(3) of the RERA Act 2016, these projects are eligible for an extension (additional time) to complete the project and hand over the units to allottees,” said Arun Kumar, Chairman of RERA Gurugram.
Section 6 of the act stipulates that the registration granted under Section 5 may be extended by the Authority upon application by the promoter due to force majeure, upon payment of the specified fee.
Kumar, who assumed the role of RERA Gurugram Chairman in December last year, expressed concern over projects granted extensions under Sections 6 and 7(3) of the Act 2016, where the construction progress remains unsatisfactory.
In April, Kumar identified 35 under-construction projects, visiting the sites to assess actual construction progress in the past two weeks. These projects had third-party rights created by promoters 3 to 4 years ago, and construction work continues even after the expiry of the stipulated time allotted by the Authority at the time of issuing RERA registration under Section 5. These projects currently fall under the purview of Sections 6 and 7(3) of the Act 2016.
“Under Sections 6 and 7(3), RERA grants additional time to promoters to complete the projects,” stated the Authority.
