The Uttar Pradesh Real Estate Regulatory Authority (UP-RERA) has issued a clarification regarding the registration requirements for real estate projects. According to UP-RERA, promoters must register their projects with the same name as recorded in the sanctioned map. Additionally, the names of towers and blocks within the projects must also match those in the sanctioned map.

UP-RERA faced challenges in determining the completion status of projects and processing promoters’ applications for closure of project accounts due to discrepancies between project names, registered towers, and names in Occupancy Certificates (OC) or Completion Certificates (CC). Promoters were often using project brand names different from those registered with RERA, leading to confusion among existing and prospective homebuyers.
To address these issues, UP-RERA clarified that development authorities must sanction maps in the name of the landowners. The maps should contain the same particulars of projects and towers or blocks as recorded in the sanctioned map submitted for registration with RERA.
