Noida Authority Land Reclamation Targets Unitech’s Sector 144

The Noida Authority is set to reclaim 13 acres of land in Sector 144, originally allotted to the Unitech Group for residential development in 2011. Despite taking possession in 2015, Unitech has not initiated any projects on this land. This parcel is not involved in the ongoing Supreme Court case concerning Unitech’s unfinished projects, allowing the Authority to consider canceling the allotment. However, they plan to seek the Supreme Court’s approval before proceeding with the reclamation.
Unitech was initially granted a 1 lakh square meter plot in Sector 144, which they divided and partially sub-leased to Gulshan Group in 2015. Gulshan Group successfully developed two housing projects on 11 acres, leaving the remaining 13 acres undeveloped. As of April 2024, Unitech owes dues amounting to Rs 392.8 crore. According to the lease agreement, the development was to be completed by July 2022, but no progress has been made, and no homebuyers are linked to this plot.
The delay in development is partly due to a Supreme Court case from 2016 addressing Unitech’s unfinished projects, which led to the arrest of the company’s former promoters. In 2019, the Supreme Court dissolved Unitech’s management, appointing a government-approved board to oversee the completion of these projects. This new management took over in 2020. The 13-acre plots in Sector 144 are not included in the Supreme Court’s April 2024 directive, which focused on projects with existing homebuyers.
The Noida Authority remains firm in its decision to reclaim undeveloped land from Unitech, despite the company’s proposal to construct new towers and plotted houses to generate funds for completing pending projects. The Supreme Court has stated that a decision regarding the reclamation of these vacant parcels will be made at a later date.
