Chintels Paradiso: Valuation Begins for Unsafe Towers

Gurugram’s Department of Town and Country Planning (DTCP) has appointed consultants to assess the market value of flats in Towers A, B, and C of Chintels Paradiso, following their recent declaration as unsafe. This valuation is a crucial step in determining compensation for homeowners affected by the structural failures in the Sector 109 residential complex.

Timeline of Structural Failures and Demolitions

The crisis at Chintels Paradiso began in February 2022, when a tragic vertical collapse of five floors in Tower D led to the loss of two lives. In response, the district administration commissioned IIT experts to conduct a structural audit of the entire apartment complex.

The findings revealed severe safety concerns, leading to a series of unsafe declarations for multiple towers:

  • March 2023 – Towers E & F declared unsafe
  • June 2023 – Tower G marked unfit for habitation
  • July 2023 – Tower H added to the unsafe list
  • January 2024 – Tower J deemed structurally unsound
  • August 2024 – Tower C declared unsafe by the Central Building Research Institute (CBRI)
  • October 2024 – Tower A found to be hazardous
  • December 2024 – Tower B also declared unfit

With all nine towers of Chintels Paradiso deemed unsafe, a full-scale demolition is now inevitable. The process of razing Towers D, E, F, G, H, and J is already underway, and affected residents have been vacated.

Valuation of Towers A, B & C: A Step Towards Compensation

To address financial concerns of homeowners, the Gurugram deputy commissioner (DC) Ajay Kumar has initiated the valuation process for flats in Towers A, B, and C. A government-approved consultant has been tasked with determining market rates, with a final report expected within 15 days after receiving relevant documents.

A Chintels India spokesperson confirmed that once the valuation is complete, the developer will offer buybacks to homeowners based on the assessed rates.

Residents Demand Faster Relief

Frustrated by the prolonged crisis, residents of Chintels Paradiso held a candlelight march to mark three years since the disaster first unfolded. Many have expressed concerns over delayed compensation and rehabilitation, urging authorities and the developer to expedite relief measures.

As the valuation process moves forward, affected homeowners are hoping for fair compensation and a resolution to their long-standing ordeal.
