UP-Rera Notice to GDA Over PMAY Flat Possession Delay…..

The Uttar Pradesh Real Estate Regulatory Authority (UP-Rera) has asked the Ghaziabad Development Authority (GDA) to explain why they didn’t follow two ordersmade in October last year and January this year. These orders were about giving a flat to a person under the Pradhan Mantri Awas Yojana (PMAY). Sarla Devi from Sonipat was supposed to get a flat in Madhuban Bapudham under this scheme.She filed a case with the real estate regulator in 2021 seeking possession of the flat.

In a decision on March 6, Rera said that if GDA doesn’t respond by March 24, they will have to pay a fine equal to 5% of the project cost, which is about Rs 6.5 crore. GDA has built 856 affordable housing units in Madhuban Bapudham at a cost of Rs 130.9 crore, but no one has received them yet.

The GDA secretary, Rajesh Kumar Singh, said that they couldn’t give the flat to Sarla Devi or others because basic things like electricity, water, sewer connections, and roads are not ready. These things are supposed to be done by the Ghaziabad Municipal Corporation, UP Jal Nigam, PVVNL, and PWD. Even after reminders, the work hasn’t started, causing delays.

Around 400 units built by GDA under PMAY in Dasna are also stuck because the area isn’t developed yet. In total, 3,496 units are being built by GDA under PMAY, but none have been given to people for the past 10 years.

The cost per unit under PMAY in Madhuban Bapudham and Dasna is Rs 4.50 lakh, with Rs 1.50 lakh from the central government, Rs 1 lakh from UP, and the rest from the beneficiaries.
