Skytech Construction: Noida Authority Seals 27 Flats Over Dues

The Noida Authority has taken stringent action against Skytech Construction Pvt Ltd for failing to clear outstanding dues for its group housing project, Skytech Matrott, located in Sector 76. Despite multiple notices, the developer has not paid the over Rs 30 crore owed to the Authority. As a result, the Authority sealed 27 unsold flats in the project under the directions of CEO Lokesh M. This follows an earlier move in September, where five flats were sealed for similar non-compliance.

Skytech Construction, which was allocated a 20,900-square-metre plot for the project in 2010, launched Skytech Matrott, a development comprising over 700 apartments. However, the builder has struggled to clear dues related to the plot. Notably, the company did not take advantage of the state government’s rehabilitation policy, which offered relief to developers by allowing them to settle dues at 25% of the revised amount after adjusting for interest and penalties during the two-year Covid-19 relief period (April 2020 to March 2022).

Despite depositing Rs 1 crore, Skytech Construction failed to pay the remaining balance, despite receiving several reminders on May 27, July 8, and August 14 this year. Out of the 716 sanctioned units in the Skytech Matrott project, 474 have been registered.

In a related development, the Noida Authority also cancelled the allotment of a 14,000-square-metre plot in Sector 143, which was given to Docile Buildtech Pvt Ltd, a subsidiary of Logix Group, due to non-payment of Rs 130 crore in dues. The land was allotted six years ago, but no construction activity has been initiated on the site.

Earlier this year, the Authority also sealed 26 unsold flats of the Antriksh Golf View project in Sector 78 for similar reasons. Furthermore, a plot in Sector 93B, measuring 9,000 square metres, was sealed due to non-payment of Rs 457.8 crore by Omaxe Buildhome Pvt Ltd.

These actions highlight the Noida Authority’s growing efforts to address unpaid dues and ensure developers adhere to their obligations, reinforcing the need for compliance in the region’s real estate sector.
