“Delhi Development Authority (DDA) has commenced online bookings for approximately 10,000 ready-to-move-in, freehold Delhi Development Authority flats across various categories in New Delhi. These flats will be sold on a first come, first served (FCFS) basis.

Among the offerings are about 8,000 newly constructed flats for the economically weaker section (EWS) and low-income group (LIG) categories in Narela, as part of Phase III of the Diwali Special Housing Scheme. The scheme, launched on November 24, 2023, initially featured premium properties through e-auctions. However, DDA has now shifted focus to offering 7,931 flats under the same scheme to cater to the general public’s affordable housing needs. This includes 1,420 EWS flats in Sector G7 and 6,511 flats in Pocket II Narela.
DDA officials have highlighted that these flats are being offered at reasonable prices in addition to those available in the ongoing Phase I and II of the Diwali scheme. So far, more than 3,000 flats have been sold under phases I and II.
Furthermore, registrations have opened for 445 middle-income group (MIG) flats at Sector A1-A4, Narela, under the old scheme (FCFS Phase IV). These flats are expected to be offered at discounted rates. The scheme, which was previously put on hold during the e-auction process, has now been revived.
DDA has approved a proposal to offer the carried-forward MIG flats at Sector A1-A4, Narela, under FCFS Phase IV at a discount of 15% for the general public and 25% for all government employees, including those from central and state governments, autonomous bodies, local bodies, PSUs, and DDA’s retired employees. The cost of a flat with a 15% discount will range from Rs 85-87 lakh, and with a 25% discount, it will be Rs 75-77 lakh.
Responding to public demand for flats in other areas at reasonable rates, DDA is offering flats of various categories at old rates quoted in FCFS IV 2023. This includes 1,042 high-income group (HIG) and MIG flats from FCFS Phase IV 2023 in Jasola, Rohini, Loknayak Puram, and Siraspur.
In Jasola, there are eight HIG flats priced between Rs 2-2.1 crore. Rohini features 810 LIG flats in Sector 34 and 28 in Sector 35, which will cost approximately Rs 14 lakh. Additionally, DDA is offering 107 LIG flats in pockets A1 & C2, Siraspur, at Rs 17 lakh, and 89 in pockets A1 and C2 in Loknayak Puram for Rs 26-27 lakh.”
