DDA Housing Scheme: First Come, First Serve Basis for Over 4000 Flats

The Delhi Development Authority (DDA) has announced the launch of the DDA Housing Scheme 2023, offering over 4000 flats to citizens. These affordable houses will be available in 1 BHK, 2 BHK, and 3 BHK configurations.

Unlike traditional DDA housing lotteries, the DDA Housing Scheme 2023 will introduce a new approach. Instead of strict time constraints, applicants will have the flexibility to choose their flat at their convenience. The flats will be allocated on a First Come, First Serve (FCFS) basis.

The flats under the DDA Housing Scheme 2023 are located in Lok Nayak Puram, Sirsapur, Rohini, and Narela areas of New Delhi. Here are the price details for the flats available:

Allotment Process of DDA Housing Scheme: Online Demand-cum-Allotment Letter and Possession

In the allotment process of the DDA Housing Scheme, the Delhi Development Authority (DDA) will issue the Demand-cum-Allotment letter through online mode only. This letter will be available in the online portal of the applicant.

To avoid the liability of levy of interest, the allottee must deposit the demanded amount within 90 days. After the payment of the demanded amount and submission of requisite documents, the possession letter will also be issued through online mode only.

This process ensures transparency and efficiency in the allotment of flats under the DDA Housing Scheme.

Documents Required for the DDA Housing Scheme Application

  • To apply for the DDA Housing Scheme, you will need to provide the following documents:
  • Self-attested copy of PAN card
  • Identity proof of the applicant. You can use any one of the following: passport, government ID card, driving license, ration card, Aadhar card, among others.
  • Residence proof (Self-attested copy of electricity bill, water bill, telephone bill, etc.)
  • Income proof for the EWS category
  • Caste certificate (if applicable)

Allotment Process in DDA Housing Scheme

In the DDA Housing Scheme, the allotment process is conducted through a computer-generated draw based on a unique random number technique. This draw is overseen by three independent observers. The results of the draw are then displayed on the official website of the DDA for transparency.

How to Make Payments for DDA Flats

To make payments for DDA flats, you need to generate an e-challan and pay online through the official DDA payment portal. Payment can be made through net banking, RTGS, or NEFT. It’s important to make the payment within 90 days of the allotment or demand letter issuance date.

Here are the payment options available:

  1. Cash payment through NEFT/net banking/RTGS from the allotter’s account via a particular family member’s account.
  2. Availing a housing loan by mortgaging the flat to DDA-recognised institutions.
  3. Individuals with disabilities can either pay via cash or in instalments.

DDA Housing Scheme: How to Make Online Payments

To make the cost payment online under the DDA Housing Scheme, follow these steps:

  3. Proceed with your online payment by following the instructions provided.
  4. Provide your login details such as mobile number, challan number, captcha code, etc., to login successfully and complete the payment process.

Note: Ensure you submit the cost of the chosen DDA flat/plot/housing property within 90 days from the date of the allotment letter issuance. Failure to pay within the specified duration will result in the cancellation of the flat allotment, and the registration amount will be forfeited.

How to Apply for DDA Housing Scheme? (DDA Housing Scheme Online Application)

Interested individuals can check all relevant details such as the size of the pocket, layout plan of the flats, location, and pocket online at DDA’s website.

Applicants need to deposit application money as follows:

  • Application Fee for DDA Housing Scheme
  • EWS: Rs 10,000
  • LIG: Rs 15,000

The application money paid will be adjusted against the cost of the flat but will be non-refundable in case of surrender or cancellation.

Applicants can apply online and will have the option to book a specific flat on a ‘First Come First Serve’ basis. When a person selects a specific flat online, they will be given 30 minutes to deposit the “application money” online. During this time, the flat will not be available for selection by other applicants. Once the application money is paid, the flat gets reserved for that applicant.

DDA Housing Scheme Eligibility and Benefits

Eligibility Criteria for DDA Housing Scheme:

  • The applicant must be an Indian citizen.
  • The applicant must be at least 18 years old as of the last date of application for the DDA Housing Scheme 2023.
  • The housing unit will be allotted only to a person or jointly with their wife/dependent if they do not own a plot of more than 67 sq m in Delhi or Delhi Cantonment Area.
  • If a husband and wife apply individually, only one will be allotted a housing unit.
  • The individual income of the applicant or Joint applicant must not exceed Rs 3 lakh per annum, and the household income must not exceed Rs 10 lakh per annum.
  • The applicant must have a PAN number.

Benefits of DDA Housing Scheme Under PMAY:
Under the Pradhan Mantri Awas Yojana (PMAY), DDA allottees can avail of the credit-linked subsidy scheme. The benefits include:

  • Subsidy of 6.5% per annum on interest for LIG and EWS category, i.e., loan of up to Rs 6 lakh.
  • Subsidy of 4% per annum on interest for MIG-1 category, i.e., loan of up to Rs 5 lakh.
  • Subsidy of 3% per annum on interest for MIG-2 category, i.e., loan of up to Rs 12 lakh.
  • Up to Rs 1.5 lakh of central assistance for new house construction or enhancement for EWS category beneficiaries.
  • The beneficiary receives the interest subsidy in their loan accounts for a maximum of 20 years.
  • Support of up to 30 sqm for EWS category and 60 sqm for LIG category for acquisition, construction, repurchase, or enhancement.
  • Support of up to 160 sqm for the MIG-1 category and 200 sqm for the MIG-2 category.

DDA Housing Scheme Flat Surrender Process

To surrender a flat booked under the DDA Housing Scheme, follow these simple steps:

Step 1: Obtain the flat cancellation form from the DDA’s online portal or the DDA office.

Step 2: Fill out the form with your basic details, such as name, address, registered mobile number, along with the required property-related details.

Step 3: Submit the form with essential documents at Counter 4 of the DDA office. You can also send the form by post.

Documents Required to Surrender a DDA Housing Scheme Flat:

  • Demand Letter with the Allotment Letter: Original and a Copy
  • Application Form acknowledgement slip: Original and a Copy
  • Bank Passbook for the bank account used to deposit the registration amount: Original and a Copy
  • No-objection certificate (NOC) from the bank that financed the registration amount: Original and a Copy
  • Address Proof: In case the residential address of the allottee has changed since the last provided
  • A cancelled cheque for the bank account where the allottee wants the authority to deposit the refund

DDA Housing Scheme Surrender Charges/Cancellation Charges:


Successful allottees who wish to cancel/surrender their housing unit are charged a penalty. The cancellation charges under the Delhi Housing Scheme are as follows:

  • From the date of the computer-based draw up to the 15th day from the issue of the demand cum allotment letter: 10% of the registration amount, maximum of Rs 10,000
  • From the 16th day to the 30th day from the issue of the demand cum allotment letter: 20% of the registration amount
  • From the 31st day to the 90th day from the issue of the demand cum allotment letter: 50% of the registration money
  • After 90 days from the issue of the demand cum allotment letter: Full application money

Allottees should carefully consider these charges before deciding to surrender their flat under the DDA Housing Scheme.

Latest Updates on DDA Housing Scheme 2024: DDA to Offer Flats at Massive Discount of 15-25% on Flats Located in Jasola, Rohini

In a recent update, the Delhi Development Authority (DDA) has announced a substantial discount on the prices of flats available in the Diwali Special Housing Scheme. The discount of 15-25% is applicable to Higher Income Group (HIG) flats. Booking for these discounted flats began on March 14, 2024.

Under the DDA Diwali Special Housing Scheme, the following flats are available:

  • 8 HIG flats in Jasola, starting from around Rs 2 crore
  • 838 LIG flats in Rohini, starting price Rs 14.1 lakh
  • 107 LIG flats in Siraspur, price starting from Rs 17.41 lakh
  • 89 LIG flats in Loknayak Puram, starting at Rs 27 lakhs

The houses available under the third phase of the DDA Housing scheme are located in Jasola, Siraspur, Ramgarh, Rohini, and Loknayak Puram. Interested candidates can find more information on the official DDA portal to book these flats.

DDA Special Housing Scheme Auction 2024: Phase 3 to Offer 257 Flats Under E-Auction

In a recent update from the Delhi Development Authority (DDA), the e-auction date for Phase 3 of the DDA Special Housing Scheme has been confirmed. The e-auction for Phase 3 is scheduled for March 3, 2024, with the deadline for earnest money deposit (EMD) set for February 28.

Registration for the third phase of the Diwali Special Housing Scheme began on February 19, 2024, and the last date for registration and EMD deposit is February 28, 2024. DDA officials have announced that 257 flats of various categories will be available for sale through e-auction under this phase.

The available flats include two penthouses in Dwarka Sector 19B Phase 2, 123 HIG flats in Dwarka Sector 19B Phase 2, and 132 MIG flats in Dwarka Sector 14 Phase 2. The EMD for the penthouses is Rs 25 lakh, Rs 15 lakh for HIG flats, and Rs 10 lakh for MIG flats.

The e-auction of flats under this scheme is scheduled for March 5, 2024. Please note that the number of flats available for auction may be subject to change. For further information, interested individuals can visit the DDA website.
