Unitech Resumes Golf and Country Club Project in Noida

On Sunday, Unitech resumed the Golf and Country Club project in Noida, spanning sectors 96, 97, and 98 along the Noida Expressway, with a Bhoomi Puja ceremony. This event symbolizes the resumption of construction work on this long-awaited project, following the Noida Authority’s approval of Unitech’s revised layout earlier this year.

The ceremony was overseen by the government-appointed board of directors, who took over Unitech from the Chandra brothers in 2020, as directed by the Supreme Court. While the event brought relief to long-awaiting homebuyers, it also left them with lingering concerns.

Anil Saxena, an IIT graduate who invested in a 3,800 sqft flat in the Amber project in 2011 for nearly Rs 2 crore, expressed cautious optimism. “I envisioned this flat for my family, but with my children now grown up and working, I’m hopeful but still wary about the project’s legalities and completion,” he said. Saxena has paid 98% of the amount, with possession initially promised between 2012-2013.

Rajnish, another buyer from the Amber project, reflected on his experience. “I financed my flat with a loan in 2010, which I cleared long ago. I had nearly forgotten about the project until I received an update about the Bhoomi Puja. It’s reassuring to see progress being made now that Unitech has resumed the Golf and Country Club project.”

YS Malik, chairman of Unitech’s new board and a former IAS officer, provided the revised timelines: “We aim to begin plot handovers in The Willows by March 31, 2025, and anticipate completing the Amber flats and the first three towers of Burgundy by June 2026. The remaining four Burgundy towers should be completed by March 2027. We are aiming to finish ahead of schedule while accounting for potential construction bans under GRAP 3 and 4. Additionally, we will coordinate IGL pipelines and other cabling work to avoid post-construction drilling.”

Malik also mentioned that retrofitting work has been added to ensure the structural stability of the Amber and Burgundy towers, which have been stalled for over a decade. The Express City (UGCC Grande) project, located along the expressway and spanning 344 acres, was initially launched with ambitious delivery dates of 2012 for various components, including the Amber group housing and The Willows plots.
