Tappal-Bajna Logistics Park: YEIDA’s Rs 1,040-Cr Project

The Yamuna Expressway Industrial Development Authority (YEIDA) has big plans for the Tappal-Bajna area in Aligarh, with a state-of-the-art logistics park and industrial projects on the horizon. However, the dream is facing a major roadblock—illegal construction and unauthorized residential developments are putting the project at risk. To tackle the issue, YEIDA has requested the Aligarh administration to halt land registrations and stop unauthorized constructions in the area.
Officials from YEIDA are concerned that the ongoing registrations under the residential category could make it harder to evict plot owners later. This, in turn, might jeopardize the Tappal-Bajna logistics park project. OSD Shailendra Singh shared that the Aligarh administration has been urged to ban residential registrations within the project’s notified area.
What’s in the Pipeline for the Tappal-Bajna Logistics Park?
Under YEIDA’s Master Plan 2031 (Phase II), the Tappal-Bajna logistics park will span 364 acres and be part of the larger Tappal-Bajna Urban Centre—a sprawling township of over 27,438 acres near the Noida International Airport. With a price tag of Rs 1,040 crore, the logistics park will be developed in three phases. Phase I alone will cover 205 acres, with 154 acres dedicated to core logistics operations.
YEIDA also plans to acquire 1,900 hectares of land in Aligarh’s Tappal village for the logistics park and other projects. Last year, the Authority issued a notification for 736 hectares, and the social impact assessment (SIA) for this acquisition is currently underway.
The Encroachment Problem
Despite clear warnings, unauthorized colonies have been cropping up in the area. Residential plots are being sold at rates between Rs 15,000 and Rs 25,000 per square meter, depending on the location, while commercial plots along the Yamuna Expressway are going for even higher prices. Many buyers from Delhi-NCR are being enticed with promises of owning a home near the airport.
In December, YEIDA CEO Arun Vir Singh highlighted the issue of unauthorized plotting across 90 villages in the area. A survey conducted earlier this month confirmed that several illegal developments, including unpaved roads, wire fences, and boundary walls, have come up on land within YEIDA’s jurisdiction.
To address this, YEIDA has planned an anti-encroachment drive to demolish unauthorized constructions. “We will soon take strict action to clear out illegal structures in the notified area,” OSD Shailendra Singh assured.
Looking Ahead
The Tappal-Bajna logistics park is set to play a pivotal role in meeting the growing cargo demands of NCR and nearby regions. With its proximity to the Noida International Airport, the project is expected to boost industrial growth and create new opportunities. However, YEIDA’s proactive steps to curb encroachments will be critical in ensuring this ambitious vision becomes a reality.
