Prime Noida Commercial Development Plots Near Okhla Metro
The Noida Metro Rail Corporation (NMRC) has issued an Expression of Interest (EOI) for the Noida commercial development of three prime plots totaling 44,151 sqm near the Okhla Bird Sanctuary Metro Station. These plots are located in a prominent area, surrounded by major landmarks such as Supertech’s Supernova and Amity University.
The NMRC operates the Aqua Line, a 29.7 km metro route connecting Sector 51 in Noida to Depot Station in Greater Noida. Since its inception in January 2019, daily ridership on this line has grown significantly, from 18,000 in 2019 to over 55,000 in 2024.
According to NMRC, the Noida commercial development plots are ideal for sustainable projects, with the corporation focusing on innovative revenue models and smart project structuring to ensure long-term operational success. NMRC aims to follow global best practices by leveraging commercial property development to finance transport systems.
As outlined in the EOI, NMRC plans to select an experienced developer, concessionaire, or licensee for Noida commercial development of Plot FC 04 in Sector 94, located near the Okhla Bird Sanctuary Metro Station. The project will follow a public-private partnership model and will be awarded through an open bidding process.
The Noida Master Plan and Noida Building Byelaws 2010 designate the plots for Noida commercial development, with developers allowed a lease period of up to 60 years. Additionally, the projects must be designed with longevity in mind, with buildings expected to last 100 years or more.
This EOI targets experienced firms and developers with expertise in various areas of commercial real estate development, such as project management, financing, marketing, design, leasing, and overall management.
